Villa Mare e Sole is located at the end of a quiet dead-end road and offers all the amenities you need for a relaxing and memorable holiday.

Enjoy the clean outdoor area with a private, heated saltwater pool. The property borders a small forest, which provides plenty of privacy and tranquility.

The house consists of 4 bedrooms with 4 bathrooms, a fully equipped modern kitchen, a dining area, and a cozy living room. The villa features 5 Smart TVs and 5 air conditioners.

There are four double beds, one of which can be converted into two single beds. One of the double beds is an extra-long bed with a length of 220 cm. A travel cot can be provided on site.

Wi-Fi, bed linen, and towels are available in the accommodation. The house is also equipped with a hair dryer, a washing machine, a coffee machine, and a kettle.

In the outdoor area, a large dining table and a grill are at your disposal. Enjoy a few quiet hours by the pool on the comfortable loungers, or have some fun with the table tennis table and a badminton set with net.

The property is fully fenced, making it ideal for bringing pets. Within the fence, there is a very large carport, additional uncovered parking spaces to the left of the house, and parking outside the property, plus a bicycle garage. Just 200 meters from the house, there is a paved football/basketball court and an outdoor fitness facility. Grocery stores are within walking distance.

Only 1.2 km of paved road separates you from the sea in Ližnjan. There, at the harbor, you’ll find a family beach with a large inflatable water playground, beach volleyball court, playground, and several beach bars. If you prefer more privacy, you can follow the picturesque, kilometer-long coastal road and settle in one of the turquoise-blue bays. The harbor also features a free slipway and ample free parking. The surrounding area is also perfect for cycling, offering many marked bike paths.

The well-known village of Medulin is only a few minutes away. Pula is 10 km away, and the airport is 14 km. Fažana is 25 km from Ližnjan, from where ferries depart for Brijuni Island with its national park and the Brioni Old Golf Course. The Premantura nature reserve is 12 km away and promises a full day of adventure and family fun. There you’ll find breathtaking beaches with green-blue waters, fairytale-like caves, cliffs for jumping (for both young and old), snorkeling spots, scenic viewpoints, a dinosaur park, bars, and restaurants.

The Istrian jewel of Rovinj can be reached in just 40 minutes from the villa. Rovinj enchants with its picturesque scenery, beautiful beaches, a charming old town with unique shops, bars and restaurants, historic walls, and the Church of St. Euphemia.

House Rules

Distinguished Guests

We would like to familiarize you with the house rules so that your stay in our house is as pleasant as possible for you. For all further information, please contact the landlord.

The accommodation is available from4:00 PM on the day of arrival and must be vacated by 10:00 AM on the day of departure.
A deposit of €500must be paid in cash upon arrival. If no damage has occurred, the money will be refunded after the final cleaning.
Guests are responsible for their personal belongings and valuables left in the house. The owner of the accommodation is not liable for any loss.
Guests are responsible for their behavior in the house and its surroundings. In the event of an accident, they bear the consequences themselves.
Please lock the house at all times, even when you are inside, and especially when leaving the property. When leaving, close all windows and doors, retract the sunshade, turn off the lights and all electrical appliances(TV, air conditioning, stove, etc.), and turn off the water taps.
Guests are responsible for maintaining cleanliness and hygiene in the house during their stay. Household waste must be sorted and disposed of in the designated containers.
The property owner has the right to enter the house in the guest’s absence under special circumstances to prevent potential damage or danger. The owner is obliged to inform the guest at the next available opportunity.
It is forbidden to damage equipment and furniture, create disorder, or disturb the neighbors. In particular, no noise should be made between 2:00 PM- 4:00 PM and from 11:00 PM- 8:00 AM.
The villa’s facilities may only be used by registered guests. The host may, at the guest’s
request, authorize visitors for a specific time.

Bringing weapons, explosives, or highly flammable materials is strictly prohibited.
The use of equipment and facilities that are not part of the house is only permitted with the host’s approval.
Smoking is strictly prohibited inside the house!
Climbing over the balcony railing is strictly forbidden, as is stepping onto the metal roof or jumping into the pool from there.(Water depth:150 cm!)
Bringing pets is only allowed with the host’s consent. Guests must provide the necessary equipment for their pets.
If installations, furniture, or equipment are lost or damaged, guests must inform the host. If the damage or loss is caused by the guest, they must compensate for it accordingly.
It is forbidden to remove furniture, equipment, or household items(such as towels, blankets, etc.)from the villa.
The consumption of alcohol by minors on the property is strictly prohibited.
If a guest fails to comply with the house rules, the host has the right to terminate the guest’s stay without a refund.
Please hand over your ID card or passport to the host upon arrival for registration with the tourism agency.
Guests may share their comments, requests, and compliments with the host, who is available throughout their stay.
